Phi Sigma Kappa Alpha Chapter Condition of Chapter House – Overview Physical and Financial

The years have taken their toll on the House.   The fact that income from rents isn’t sufficient to provide for necessary routine maintenance and upgrades have left the house greatly in need of renovation and improvement.  The house is structurally very sound and much of the needed work is cosmetic in nature. Certain mechanical systems such as the steam heat system and electrical are in need up updating and/or replacement.

Below is a recap of the overall condition of the house:

Exterior – Grounds

The grounds are in good shape. Some light landscaping would help.-

The parking lot is in need of serious repair. Pot holes riddle the parking area. DONE!

Exterior Building

The slate roof is missing slates and leaks regularly. Options are to repair the current slate roof or remove the slate and replace it with an architectural slate like shingle or imitation product. DONE!

Flat roofs over the Chapter Room and rear basement areas are in need of replacement. A deck that had been built on the area outside the Chapter Room has been removed to prevent vermin infestation burrowing holes that were causing holes and serius leaks. DONE!

The brick exterior of the building is in good shape. Power washing would go a long way to imroving the appearance of the brick. Re-pointing joints is highly recommended to prevent moisture from permeating the area between the bricks and freezing causing the bricks to crack or pop out of place.

The Portico from the house has been removed. Replacement could be considered DONE!

Most of the windows in the rooms have been replaced over time with an assortment of cheap vinyl replacement windows.

Architectural windows in the chapter room have been replaced with single pane glass windows. DONE!

Arched windows in the front of the house are still in place but in need of significant repair.

Wood fascias need replacement or repair.

The entrance doorway is a combination metal fram wood door system that for aesthetic reasons should be replaced. DONE!

Interior of the
Building

Interior doors need to be replaced including doors on all rooms, fire doors, doors to chapter room. DONE!

With the exception of the VCT tile floors in the basement all flooring materials need to be replace. Common areas (hallways and
stairways) are covered in carpet. Replacement should be a hard material such as hardwood for the hallways

Replacement of the treads, risers ,balusters and rails for the stairs is necessary.

Room interiors need work and updating. Carpeting should be removed and replace with hard surfaces and walls and ceiling need
repair and replacement.

Ceilings in the common areas, Chapter Room are a suspended system or acoustic tile and need replacement. Basement suspended
ceiling should be replaced as well.

A new fire alarm system was installed in 2000 and is working satisfactorily.

Lighting in all common areas, Chapter Room and basement needs to be replaced.

Cabling for television and Data should be installed for all rooms.

Interior walls in the common areas are in good shape. Minor repairs and painting is all that is required.

 Mechanicals

The steam heating system is still in place and needs to replaced and updated with a zoned thermostatically controlled system.
Pipes are thin and leak, radiators are in need of repair and replacement with baseboard systems.

The entire electrical system should be replaced and updated to accommodate the current needs of the residents.

The shower area and bathrooms need complete renovation.
